I’ve heard this more than once over the years, and every time I do, I feel it’s important to clear up a common misunderstanding.
The truth is, your Realtor doesn’t see your financial life.
When you apply for a mortgage, your lender is the one reviewing your credit score, income, debts, tax returns, bank statements, and employment history. Those details are private and stay between you and your lender.
As your Realtor, I don’t have access to that information, and I don’t need it.
My job is to help you find the right home, negotiate on your behalf, and guide you through the buying process—not review your finances.
Myth: My Realtor knows everything about my finances.
Fact: I don’t.
I don’t know your credit score.
I don’t know how much money you make.
I don’t know your debt.
I don’t see your bank statements or tax returns.
In fact, the only financial information I typically know is what you choose to share with me or what is necessary to write a strong offer.
Some buyers tell me, “I’d like to keep my monthly payment around $2,500.”
Others simply tell me their price range.
That’s really all I need to help you find the right home.
Myth: My lender tells my Realtor everything.
Fact: Absolutely not.
Your lender only shares information that’s necessary to move your transaction forward, such as:
- You’re pre-approved.
- Financing is progressing.
- An appraisal has been ordered.
- Closing needs to be rescheduled.
